This notice reflects the value of your property upon which your 2024-25 property tax bill will be calculated. You will receive your regular tax bill from the County Tax Collector's Office in October 2024.

The market value reflects market conditions existing on January 1, 2024. A base year value is usually set by a change in ownership or new construction. For those owners who have purchased their property after January 1, 2024, the Proposition 13 Factored Base Year Value below is the prior owner's assessment. The assessment is shown for informational purposes only and is not your base year value.

Your right to appeal: You also have the right to a formal appeal of the assessment which involves (1) the filing of an Application for Changed Assessment, (2) a hearing before an appeals board, and (3) a decision by the appeals board. An Application for Changed Assessment form is available from, and should be filed with, the Clerk of the Appeals Board between July 2 and November 30. The Clerk will set an assessment appeal hearing. If the applicant and the Assessor can reach an agreement prior to the hearing, a written stipulation may be filed with the Assessment Appeals Board. The Assessor, County Counsel and the applicant must sign the stipulation. The Assessment Appeals Board may, at a hearing, accept the stipulation or reject it and set a hearing date.
